Wake County clay does not drain. When water sits against the foundation, pools in the yard or runs across the patio, the fix is usually a combination: regrade so water has somewhere to go, pipe the downspouts out to daylight, and add a French drain where the ground stays soggy.
We try to come out right after a rain so we see the problem instead of guessing at it, then quote the fix in writing.
